Siesta Key, Lido Key, and Longboat Key (the Sarasota end) are a mix of condos, gulf-front houses, and HOA communities with strict vendor rules. In town, Laurel Park, Gillespie Park, and Hudson Bayou have older wood-frame and Mediterranean-revival houses. Southside and the neighborhoods near the bay often use clay or concrete tile — a different roofing trade than asphalt shingles in Pinellas. Further east, Palmer Ranch and the newer communities toward I-75 look like HOA suburbia: lawn contracts, builder HVAC, and painted stucco.
